Q. Will listings always be Free?

A. Listings will ALWAYS be Free. PropertyBBS.com's business model is to offer a cost effective (free) solution for brokers, agents and owners of commercial property in order to create a centralized database of available commercial property in Florida. Users do have the option of Sponsoring their Listings for added exposure.

Q. If listings are always Free, how does PropertyBBS.com stay in business?

A. PropertyBBS.com derives revenue from its Resource Directory. and Sponsored Listing service. The Resource Directory is offered to companies that have a service to offer Buyers & Sellers of Commercial Real Estate that are directly related to Commercial Real Estate Transactions, such as Title companies, Surveyors, Commercial lenders, etc. A Sponsored Listing is a listing that will appear at the top on the search results and a fee is charged each time a visitor clicks on the sponsored listing. Q. What are the benefits of listing my property on PropertyBBS.com?

A. PropertyBBS.com provides direct access to your commercial property for thousands of buyers & investors in Florida. PropertyBBS.com lists properties by owner or listed by real estate companies. It is absolutely free to listing your/your clients commercial property on PropertyBBS.com.

Q. How do I update or edit my listing?

A. To edit your listings, click here to login. Once you are at the users page, click on the link to view you listings. Select the listing that you would like to edit and click on the photo of the property. On this page, change the appropriate information and click submit. Your listing is immediately updated.

Q. What is Cap Rate?

A. Cap Rate is the percentage the NOI is to the selling price of the property.

Q. How do I calculate the Cap Rate?

A. If you have your sale price and your NOI use the calculation would be NOI/Sale Price = Cap Rate.

Example: Sale price = $1,000,000 and NOI = $100,000
$100,000/$1,000,000 = 10% Cap Rate

If you want a particular Cap Rate and need to determine what the sale price should be at that Cap Rate the calculation would be NOI/Cap Rate = Sale Price.

Example: NOI = $100,000 and Preferred Cap Rate = 9.6%
$100,000/.096 = $1,041,666 Sale Price

Q. How do I change the photo for my listing?

A. Click here to login. Once logged into the site, click on the link to view and edit your sale or lease listings, locate the listing you would like to update the photo on and click update photo. This link will take you to a form where you will select the new image from your computers hard drive and submit the form to update the photo. Your new listing photo is now live on the site.

Q. Why is the property photo file size limited to below 50K?

A. Photos are limited in file size to keep the search speed from slowing. If the photo file sizes were not limited, the time it takes for a search results page or property detail page to load could be drastically increased. We do this so you, the user, get the results you are looking for in the most timely manner possible.

Q. How do I search for commercial properties for sale or lease?

A. Click on the properties for sale or properties for lease button on the navigation bar located in the left margin of all
PropertyBBS.com pages.

Q. Is there a cost to search for properties for sale or lease?

A. PropertyBBS.com is absolutely FREE to use.

Q. What is the cost to list my property for sale or lease?

A. Listing your property on PropertyBBS.com is absolutely FREE. Click here to go to PropertyBBS.com's listing page for further information. Users do have the option of Sponsoring their listings to give them more exposure. Click here to learn more about this option.

Q. Do I need a realtor to list my property on PropertyBBS.com?

A. No. Any owner or owner's agent can list properties on PropertyBBS.com

Q. How will I know who to contact if I'm interested in a property listed on PropertyBBS.com?

A. Contact information for either the owner of the property or agent of the owner is at the bottom of every listing.

Q. How do I find a specific property if I know the property ID or property address?

A. There are search options specifically for property ID or property address on the Property for Sale or Property for Lease pages. Just select either page button on the navigation bar on the left-hand side. In the appropriate page, type in the ID or address in the appropriate form field and click the button to search.

Q, Can I search for multiple types of properties or multiple counties?

A. Yes. When you choose the Property for Sale or Property for Lease button on the navigation bar, there is an option to choose specific parameters including county, city, property type, date listed range, price range and square footage range. For multiple selections for any of this criteria, simply hold the ctrl key when selecting your options.

Q. What is property notify?

A. Property Notify is a free service offered by PropertyBBS.com to buyers, Investors and potential lessees of commercial property listed on PropertyBBS.com. Once parameters are chosen for the type of property you are interested in, PropertyBBS.com will automatically notify you by email when a new listing is added to PropertyBBS.com that meets your criteria. Q. How do I remove future property notifications?

A. To stop receiving notifications of listings, simple login to the Property Notify section of the site, select sale or lease notifications and check the box next to "Please Check To Stop Receiving Notifications". You will need to do this for both Sale and Lease notifications.

Q. How do I have my property or company featured on PropertyBBS.com's home page?
